Keys to Homeownership: Laying the Foundation for Your Homeownership Dream

Anticipation and hope filled the room as potential homeowners cautiously took their first step toward the possibility of owning a home with Habitat for Humanity Calaveras.

The first session of our Homeownership Education series was led by Lisa Minyard, Homeowner Services Coordinator, and Scott Steed, Homeownership Program Manager. Together, they guided participants through a powerful visualization exercise, helping them connect with their personal “Why.” Many shared heartfelt reasons: relief from rising rents, providing security for their families, and building a stable future for their children.

Lisa and Scott also walked the group through the barriers to homeownership and how Habitat is working to overcome them—partnering with builders, banks, and housing organizations to make affordable mortgages possible. Participants learned about Habitat’s three key selection criteria: Need, Ability to Pay, and Willingness to Partner.

The session gave families practical tools to evaluate their financial readiness. Using a case study with “Hadyn,” a single father, participants practiced calculating debt-to-income ratios and identifying steps toward financial preparedness—an empowering and hands-on experience.

Beyond the numbers, Lisa and Scott emphasized how Habitat supports families through the entire journey: financial literacy, homeowner responsibilities, sweat equity, and building alongside future neighbors. It’s about more than building houses—it’s about creating community.

Families left the session inspired, informed, and ready for the next steps. This was only the beginning. More classes are already set as we continue walking beside families on the path to homeownership at Eureka Oaks, our 107-home development that represents not just housing, but lasting change and a sense of belonging.
